What Is an ALTA/NSPS Survey?

An ALTA/NSPS Land Title Survey is a comprehensive boundary survey prepared to the Minimum Standard Detail Requirements jointly adopted by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) — the uniform national standard that lenders and title insurers rely on in commercial real estate transactions. Working from the current title commitment, we resolve the boundary, plot the recorded easements and title exceptions on the ground, and show improvements, access, utilities, and other conditions that could affect the title or use of the property. The result is a certified survey the title company can rely on when issuing the owner's and lender's title policies, with optional Table A items negotiated to fit the transaction.
